İstanbul'da raylı sistem yatırımlarının kentin gelişimi ve arazi kullanımı üzerindeki etkileri: Arnavutköy ilçesi örneği

Abstract

Ulaşım her ne kadar kent ve kentsel gelişimde eşyaların insanların bir yerden bir yere taşınması konusunda öne çıkan unsurlarından biri olsa da kentlerin mekânsal ve ekonomik açıdan gelişimleri hususunda da önemli bir yeri olduğu oldukça açıktır. Ulaşımda yaşanan teknolojik gelişmeler sayesinde kentin birçok konuda elde ettiği kazanımlar da gün geçtikçe artmaktadır. Artan ulaşım altyapısı ile birlikte trafikte geçen sürenin azalması hem ekonomik faydalara hem de zamandan tasarruf ile kentte verimliliğin artması gibi etkilere yol açmaktadır. Bunların haricinde kentte yapılan ulaşım yatırımları, sosyo mekânsal, geniş ekonomik ve doğrudan ekonomik etkiler olarak adlandırılan etkileri de beraberinde getirmektedir. Kentsel alanda meydana gelen fiziksel ve ekonomik etkiler başında özellikle arazi kullanımı ve arazi değerlerini etkileyen etmenler bulunmaktadır. Gayrimenkul değerleri ile bunların kullanım imkanlarını ulaşımda yapılacak yatırımların etkilediği görülmektedir.

Although transportation is one of the prominent elements in the transportation of goods from one place to another in the city and urban development, it is quite clear that it has an important place in the spatial and economic development of cities. Thanks to the technological developments in transportation, the city's gains in many subjects are increasing day by day. With the increasing transportation infrastructure, the decrease in the time spent in traffic leads to both economic benefits and effects such as saving time and increasing efficiency in the city. Apart from these, transportation investments made in the city also bring about effects called socio-spatial, broad economic and direct economic effects. At the beginning of the physical and economic effects that occur in the urban area are the factors affecting land use and land values. It is seen that the real estate values and the possibilities of using them are affected by the investments to be made in transportation.
