Gaboras gayrimenkul kıymetler borsası puanlama sisteminin mimari tasarım kriterleri açısından değerlendirilmesi

Abstract

Dijitalleşmenin hızla ilerlediği dünyada mimarlık alanında da aynı hızla ilerlemeler kaydedilmektedir. Dijital mimariye ayak uydurmak adına birçok program ve platform hızla hizmet vermeye ve bu alanın içerisine dâhil olmaya başlamıştır. Özellikle proje çizimlerinin belirli kodlar üzerine oturtulması ile mimarlıkta yeni bir çağ başladığı kabul görmektedir. Sadece mimarlık ve inşaat alanı değil tüm dünya sektörleri için önemli bir yerde duran gayrimenkul açısından da aynı cümlelerin kurulması mümkündür. Günümüzde tek bir tuşla gayrimenkullere online platform üzerinden erişebilmek artık normalleşmiş ve daha fazlası talep edilmeye başlanmıştır. Ayrıca gayrimenkulün yerinde incelenmesi yeterli gelmeyip çeşitli bilgi ve belgelere ulaşılmak istenmiştir. Bunun yanında gayrimenkulün gerçek değerinin belirlenmesi anlamında doğru şekilde puanlanması da güncel bir ihtiyaç haline gelmiştir. Tüm bu eğilim ve ihtiyaçlar göz önünde bulundurularak gayrimenkul değerlemesine yönelen sistemler açısından bir araştırma yapılmış ve “Gayrimenkul Kıymetler Borsası” (GABORAS) isimli bir veri şirketin çalışmaları dikkat çekerek araştırmaya değer bulunmuştur. Bu makalede öncelikle henüz gayrimenkul sektörü için oldukça yeni olan bu platform ve sektöre yaptığı yenilikler tanıtılmıştır. Arkasından platformun puanlama sistemi mimari tasarım kriterleri açısından incelenmiştir. Yapılan kıyaslamalar sonrasında yapıya değer katan ve birçok açıdan yapıyı daha yaşanılabilir kılan bu önemli mimarlık kriterlerinin değerleme sistemine eklenmediği görülmüştür. Buradan hareketle doğru ve etkin puanlamada kayıpların yaşanması, olası bir sorunsal olarak tanımlanmıştır. Arkasından bu kriterlerin sisteme eklenmesiyle oluşacak potansiyel katkı, üç örnek mimarlık kriteri üzerinden nicel verilere dayandırılarak gösterilmeye çalışılmıştır. Makale kapsamında mimari açıdan yapılan değerlendirme ve ortaya çıkan özgün öneriler ile bu ve benzeri değerleme sistemlerinin gelişmesine katkı sağlamak hedeflenmiştir.

In the world where digitalization is progressing rapidly, progress is being made in the field of architecture at the same pace. In order to keep up with the digital architecture, many programs and platforms have started to serve rapidly and to be included in this field. It is accepted that a new era has started in architecture, especially with the project drawings being placed on certain codes. It is possible to say the same things in terms of real estate, which has an important place not only in the field of architecture and construction, but also for all sectors of the world. Nowadays, it has become normal to be able to access real estates through the online platform with a single click and more is demanded. Also, it was not sufficient to examine the real estate on site and it was desired to reach various information and documents. In addition, the correct scoring of the real estate in terms of determining the real value has become a current need. Considering all these trends and needs, a research was conducted in terms of systems for real estate valuation, and the studies of a data company named “Real Estate Stock Exchange” (GABORAS) were found worthy of research. In this article, first of all, this platform, which is quite new for the real estate sector, and its innovations in the sector are introduced. Afterwards, the scoring system of the platform was examined in terms of architectural design criteria. After the comparisons, it was seen that these important architectural criteria, which add value to the building and make the building more livable in many respects, were not added to the valuation system. From this point of view, the loss of accurate and effective scoring has been defined as a possible problem. Afterwards, the potential contribution to be made by adding these criteria to the system has been tried to be shown by basing on quantitative data through three sample architectural criteria. Within the scope of the article, it is aimed to contribute to the development of this and similar valuation systems with the architectural evaluation and the original suggestions.
